Want to Make More Money in Real Estate? This Dayton Broker Says Youโre Leaving Thousands on the Table
Jun 19, 2025
DAYTON, Ohio – If you're a real estate agent in the Miami Valley, one local broker says you could be losing up to half of your hard-earned commission — and he’s offering a better way.
Bill Toms, a longtime Dayton real estate professional and managing partner at Red One Realty, is on a mission: to help agents keep more of what they earn, with hands-on support and no hidden fees. During a recent interview in Dayton’s Oregon District, Toms opened up about his journey from a General Motors retiree to an agent advocate building one of the region’s most agent-focused real estate teams.
“We feel like there are three pillars to agent success: pay structure, training and support,” said Toms. “If you're missing one, your business won’t last long.”
A New Path for Agents Tired of High Splits and Low Support
Traditionally, brokerages take 30–50% of each agent's commission — sometimes even more when tech, training, and transaction fees are tacked on. Toms says it doesn’t have to be that way.
At Red One Realty, agents can choose from multiple low-overhead plans, including a popular flat-rate model with a $4,800 annual cap and zero commission splits after that. The company also charges a one-time $249 annual E&O insurance fee — and that’s it.
“Whether you sell $1 million or $10 million, that’s all you pay us,” said Toms. “No surprises.”
Training That Doesn’t Leave New Agents Behind
But for Toms, keeping more money is just part of the equation. Red One also offers a full slate of educational and mentorship opportunities, including a two-day bootcamp, a 16-week “Survive & Thrive” series, and one-on-one coaching.
“I remember how scary it was when I started — writing your first offer, needing answers fast,” said Toms. “That’s why I make myself available to my agents 24/7.”
Unlike some big-name firms, Red One’s local offices are staffed with full-time managers who prioritize agent accessibility and development.
It’s Not the Logo — It’s the Leadership
Toms says that while many agents get hung up on joining a well-known brand, what matters most is the actual support and leadership behind the scenes.
“No one’s ever asked, ‘Do you know a good brokerage?’” he said. “They ask, ‘Do you know a good agent?’ Your success doesn’t come from the name on the card — it comes from the training and accountability behind it.”
A Real Opportunity for Agents in the Miami Valley
With a rising demand for homes in Dayton and surrounding communities, the opportunity for agents to thrive is strong — but only with the right support. Toms says he’s looking for new and experienced agents who are passionate about growing the Miami Valley and ready to take the next step in their careers.
“My goal is simple: help you succeed faster, earn more, and feel supported every step of the way,” he said.
